Cyprus has been having an eventful year so far, with New Year's Day bringing the adoption of the euro as its official currency, the election of a new president, Dimitris Christofias and with him the tantalising prospect of better relations with northern Cyprus, perhaps even leading to a permanent solution to the division of the island into Greek and Turkish segments that has remained intractably in place since 1974.

However, the south is where it is at in the here and now and those crossing the border into the south may be doing exactly what investors should.

This is certainly what the facts suggest, Forbes has stated. In an article on Europe's best and worst property markets, based on data from the Royal Institution of Chartered Surveyors, it noted that Cyprus property saw the second highest rate of Cyprus property price inflation last year behind Poland. Unlike its east European counterpart, however, the Mediterranean island has subsequently gained the advantage of being part of the single European currency, which may inspire greater confidence among investors than the zloty.

Despite the rate of house price inflation rising from 7.6 per cent to 15 per cent, Cyprus still has plenty of highly affordable property. The Daily Telegraph said as much this week when it pointed out that a two-bedroom apartment in Paphos with access to a swimming poll and views of the deep blue sea could still be bought for only £136,000. Such an investment in a tourist area could have buy-to-let potential, not least if the current advertising campaign fronted by Cypriot tennis star Marcos Baghdatis is successful. UK viewers may have seen some of the adverts on television already.

Buy-to-let for UK tourists may be a major area of growth for investors in the market, as in many respects the country is perfectly suited for Britons. As the Galway advertiser has pointed out in an article on investment in property there, the road signs are mostly in English and the language is widely spoken. While the historical and colonial links with Britain may be of less interest to Irish visitors, the paper points out that it is a country popular with tourism from the Emerald Isle partly for these linguistic reasons.

Taking Action For Investing Success

You have read everything thing available about real estate investing. You have spend countless hours visiting the real estate investing forums. You have invested thousands in real estate investing courses. Now what? Are you doomed to the same destiny of most information junkies? Are you going to become the divorced marriage counselor? The counselor who knows all about how to save marriages but could not save their own.

So what will determine your success? Honestly it is pretty simple, so simple that it can be summed up in one word action. Taking action is what separates the men from the boys on the playground we call life. So what constitutes action? By my definition, action involves any movement in the direction of you goal or purpose on a visible plane. Now your thinking “Visible plane?”. By visible plane I mean doing something that can be seen, rather than simply thought. Thinking is great but without action, thinking will take you no where. A simple way to remember the power of action is to use the word ACT.

Action compensates tremendously, do you see the power in that? Taking action in any direction is truly the only way that you can ever get closer to reaching your goals in life. Even action that is completely wrong teaches you a lesson that could not have been learned by simply thinking. When Albert Einstein was asked about his thousands of scientific failures, he simply said that he successfully found thousands of ways not to do something. Each perceived failure moved him one step closer to success. Without action none of the failures would have happened, but neither would his success.

The only sure way to never succeed in as a real estate investor is to do nothing at all. Show me a man who went bankrupt while trying to become a real estate investor and I see potential. Show me a man who has knows it all, but has done nothing and I see a overweight dietician.

Buying Your First Vacation Home

The smaller home can often be upgraded (or not), but the neighborhood can never be changed - at least, not by you.Baby boomers are now entering their prime wage-earning years, and many of them are thinking (or have already thought) of buying a second home. Often a couple will choose a retirement home for 'part' of the year, thus still retaining their family home and familiar home town base.

If you yearn for a vacation home, the first thing to decide is: where will it be? Here your hobbies will come into play; are you a skier, shopper, fisherman, hiker, golfer, beach-comber or sun worshipper? Are you a country mouse or a city mouse, etc.?Another factor to take into account is perhaps one that you have not thought of: Many people think that having a vacation home means they will never want to travel abroad again. However, it is quite possible that you may still want to fly off and take vacations in foreign lands sometimes. Think about this and choose accordingly.

If you are the type of person who would still like to travel abroad, you may want to choose a small, secure home (like a condo). Alternatively, you could opt to buy a larger home so that your children can also enjoy it in your absence.Finally, if you think you could be a future traveler, consider the option of buying a second home that you could also rent out to others for vacations. This may pay for your trips abroad!You must consider whether or not you want to be able to drive to your second home, so that you can escape at weekends. If your chosen place is a long way off, remember that you will always have to pay the air fare and do the airport trip etc.

If you have no clue where you would like to buy a vacation home, cast your mind back to some memorable vacations you have had. Think about making it a project to drive off into the wild blue yonder on sunny weekends and check some places out.Price is a critical factor. Waterfront is always priced higher. Do you really want it? An ocean or lake outlook can be very pretty when the sun is sparkling on it, but it will accentuate the grayness on a dull day.

Are you looking at old timer homes? Are you taking in the cost of renovations? Remember, if you remodel a bathroom or kitchen it is supposed to increase the price of your property by around 80% of the remodeling costs. Roofs are also a viable improvement that will increase the value of your property.

7 Tips to Being Organized

1. Make lists and save them:-I keep my to-do list as an electronic file (I use excel, others use outlook, there other programs as well), so that tracking progress and changing priorities is efficient. The key word here is 'changing'. Our to-do's are ever changing, so it's important to manipulate the list in such a way that it stays clean, accurate, and easy to grasp at a glance.

2. Block out time:-
I block out three hours every other week to write this newsletter. I block out two days a week for all my customer appointments. I have one day for all my installations. I block out time to do my e-mail and time to disregard it (I have to tell you sometimes NOT succumbing to checking e-mail is the hardest task of all - I know you know what I mean). Blocking time allows me to concentrate, instead of being random and chaotic.

3. Use technology:-
Whichever technology you use, make sure to know its capabilities. On the advice of a good friend, I recently discovered the most brilliant feature of Outlook - Rules and Alerts. I now forward e-mails from specific senders or with specific key-words in to predetermined folders. I'm sure it's only one of the great many features that I didn't know - and I consider myself pretty fluent in it - go figure. My point is there are some things that are worth spending time on learning - they will save you a lot of time later on.

4. Be ruthless:-
With your stuff that is... If I have a piece of clothing that I haven't worn in a year - it will be donated. If I have piece of paper (old brochure, etc) that's been lying on my desk for over two weeks, it will be thrown out. Also if I get a new piece of paper (mail, print-out, another brochure) and don't know fairly immediately which folder or designated place it belongs, it will most likely be thrown out.

5. One-touch approach:-
I know you've heard of it. Very difficult to do, but very effective, at least for me. If an e-mail is opened, it's either replied to, filed away, or deleted. Those that linger in the in-box for over few days, end up there for a long time, usually followed by "I'm so sorry to get back to you so late" message. Same principal with snail-mail. Same with voice-mails - I use the reply function on my phone (for me it's #8) address the message, then delete it.

6. Have a designated place:-
I have folders for everything. Physical folders for hard copies. Folders for e-mails in outlook. Folders for word, excel, etc documents on the hard-drive. This also applies to personal things: important or trivial. There is a designated place for each thing.

7. Have multiples of frequently:-
used stuff. This probably sounds counter-intuitive and strange in light of what I talked about above. Here is what I mean by this. I have a pair of scissors on every floor (sometimes two or three per). I have a stapler in three different places. The cleaning supplies are on two floors. Whichever items you find yourself needing on a regular basis, make sure to have them hand

Marketing Your Home


No matter how you’re selling a home–whether it’s through the cost of a realtor, by auction or using my preferred method of selling “for sale by owner”–your #1 goal is getting the property seen. If no one sees a home, no one will make an offer on a home.

So how can you get your property publicized?

  1. Word of mouth: Tell everyone you know that you’re selling. Encourage them to pass on the info—if you have homemade marketing materials, use them.
  2. Post everywhere: Leave information about your home on grocery store bulletin boards, at your company postings, at the library, in the school district, you name it!
  3. Market it well: Be thinking about the absolutely best way to make your property stand out.
    In my opinion, your best bet is to combine your efforts with a FSBO Company. There are many established real estate marketing companies out there. I’ve found one to be most helpful, and I found it by trial and error. A good marketing real estate company (i.e., one worth paying money to) should be able to help you with the next steps:
  4. Create a brochure/flyer: You want something professional-looking, if at all possible. Think good design and highlighted features.
  5. Use professional photographs: Taken with the best lighting, maximizing the look of space and style, the photos should show your home at its best.
  6. Virtual tours: These are becoming more and more popular—so much so, in fact, that you really need them. Especially today with so many people relocating and transferring, potential buyers may be out of state or even out of the country. You want them to be able to learn about your home anywhere.
  7. Focus on features: Your advertising must highlight the positive aspects of your home. You want to make it easy for potential buyers to see why they should be interested.
  8. Overall service: If you are going to go with a FSBO company, it should provide service to assist you with the overall process.
