Lately, when I tell people I meet that I work in real estate, they respond with a sympathetic look and mutter some kind of apology for the current state of the market.

Everyone has been brainwashed by fear-provoking media headlines about real estate: "Home Prices Crash!", "Overall Sales Take Devastating Downturn!", "Real Estate Recession!". Even if the real estate market was truly in as tragic a condition as people think, we're all forgetting one thing - Huntsville is unique.

The city of Huntsville seems to be the exception to the rule in many cases, and the real estate market is no different. I'd like to take a moment to dispel a few real estate myths to prevent a dangerous misconception from becoming a reality.

Myth #1: Home prices are drastically down, causing sellers to lose their equity.

Reality: According to the North Alabama Multiple Listing Service (NALMLS), average home prices in the Huntsville/Madison area have increased over five percent since 2006, and almost 20 percent since 2004.

Myth #2: The overall number of home sales has decreased.

Reality: From 2006 to 2007, the number of home sales has indeed dropped. By two percent. This number is hardly alarming when compared with the overall picture of home sales since 2004, which has increased by 18.5 percent.

Myth #3: The Huntsville real estate market is down, paralleling national real estate trends.

Reality: The dollar volume of sold listings has increased four percent from 2006, 17 percent since 2005, and 45.4 percent from 2004. This is not exactly the recession that everyone fears it to be.

Now that we've unveiled the truth about the Huntsville real estate market, let's take a moment to address one other area of popular concern: the subprime mortgage market.

The "collapse" of subprime lending has garnered much attention, making potential buyers question their ability to qualify for a home loan. What kind of person generally applies for a subprime loan? The kind that cannot qualify for a conventional loan. Oftentimes, those applying for subprime loans have credit scores below 620. How does one get a credit score below 620? One easy way is to fall into debt. If you fall into, or are already in debt, how easy is it to make your extremely high interest payments on your subprime loan?

Subprime lenders made their money by offering high interest loans to people who traditionally could not qualify for homeownership, often based on the previously stated fact that they - that's right - don't pay their bills. What made anyone think that for these people, their mortgage would be different? This is a game of risk for those lenders, which eventually burned them. The instability of the subprime concept should have been a heads-up to someone this game couldn't go on forever.

So, what percentage of mortgages does the subprime market comprise? According to Freddie Mac, about five percent. The supposed trouble is that so many of these subprime borrowers are defaulting on their mortgages, right? What percentage of these borrowers are delinquent? In the second quarter of this year, the delinquency rate was 14.82 percent. So in reality, there is a "crisis" among 14.82 percent of five percent of borrowers. This comes out to less than one percent of all homeowners. 0.7 percent to be exact. A greater percentage of the population voted for Dennis Kucinich in the 2004 Presidential primary - now that's a crisis.

So what does all this mean for Huntsville? It depends. If everyone continues to run around in Chicken Little-fashion, bemoaning the fall of the sky, this lunacy will indeed materialize into a lack of buyer confidence, potentially triggering an actual decline in the real estate market. The key word here is 'changing'. Our to-do's are ever changing, so it's important to manipulate the list in such a way that it stays clean, accurate, and easy to grasp at a glance.

2. Block out time:- I block out three hours every other week to write this newsletter. I block out two days a week for all my customer appointments. I have one day for all my installations. I block out time to do my e-mail and time to disregard it (I have to tell you sometimes NOT succumbing to checking e-mail is the hardest task of all - I know you know what I mean). Blocking time allows me to concentrate, instead of being random and chaotic.

3. Use technology:- Whichever technology you use, make sure to know its capabilities. On the advice of a good friend, I recently discovered the most brilliant feature of Outlook - Rules and Alerts. I now forward e-mails from specific senders or with specific key-words in to predetermined folders. I'm sure it's only one of the great many features that I didn't know - and I consider myself pretty fluent in it - go figure. My point is there are some things that are worth spending time on learning - they will save you a lot of time later on.

4. Be ruthless:- With your stuff that is... If I have a piece of clothing that I haven't worn in a year - it will be donated. If I have piece of paper (old brochure, etc) that's been lying on my desk for over two weeks, it will be thrown out. Also if I get a new piece of paper (mail, print-out, another brochure) and don't know fairly immediately which folder or designated place it belongs, it will most likely be thrown out.

5. One-touch approach:- I know you've heard of it. Very difficult to do, but very effective, at least for me. If an e-mail is opened, it's either replied to, filed away, or deleted. Those that linger in the in-box for over few days, end up there for a long time, usually followed by "I'm so sorry to get back to you so late" message. Same principal with snail-mail. Same with voice-mails - I use the reply function on my phone (for me it's #8) address the message, then delete it.

6. Have a designated place:- I have folders for everything. Physical folders for hard copies. Folders for e-mails in outlook. Folders for word, excel, etc documents on the hard-drive. This also applies to personal things: important or trivial. There is a designated place for each thing.

7. Have multiples of frequently:- used stuff. This probably sounds counter-intuitive and strange in light of what I talked about above. Here is what I mean by this. I have a pair of scissors on every floor (sometimes two or three per). I have a stapler in three different places. The cleaning supplies are on two floors. Whichever items you find yourself needing on a regular basis, make sure to have them hand

If you think 6.25% is high you should ask what your parents mortgage rate was when they purchased their first house. Depending on their age it may be up around 15 to 18%.

Another big headline I have seen is “Home Buyers having Loan Approval Difficulty!” In the past years when the market was considered great banks and lenders where very quick to approve almost anyone. These days things are returning back to normal. You must have a decent credit score and a decent dept to income ratio. This is really how things should be and the way they were before the housing boom.

It is also very diffacult to get 100% financing anymore. Most loads require 20% down. Many of us forget that this also was the norm before the boom. Things were so good and so easy that we all quickly forget what was normal. This is what is simply called a “correction”. Take a look at the stock market. For a long time all it did was climb. It climbed all the way to 14,000 and then it dropped 1000 points were it has hovered for weeks. When markets continue to climb it often drives up prices for the consumer as it did in the housing market. It takes a correction to bring things back to normal.

Let’s get back to our original topic. “Bad Real Estate Market? / Good Real Estate Market?” What is a Good Real Estate market? Most people would say a good market is when it is a sellers market. Everyone is selling so prices rise quickly as they did during the boom. Buyers have no choice but to pay what seller’s are asking. Not so good for the buyer huh?

Now lets talk about a so called, “Bad Market”. Today’s market is considered a bad market by most. It’s only bad if you are a seller. The market is currently great for buyers. Sellers are having trouble selling for their homes at their asking price so there are many great bargains out there. When it is good for one side it is bad for the other or somewhere in between.

Then why is there less activity overall in the housing market you ask? Other than having to come up with 20% down the only other reason is all the media hype that is scaring people into doing nothing. If you are a buyer, now is the time to buy. Great deals, low prices, low rates and plenty of inventory to choose from. As a buyer you can’t ask for much more.

I ask…….. Why is a Sellers Market a great market and a Buyers Market bad? The state of the current market is nothing more than scared consumers waiting around for……they don’t know what. If you are a buyer the only thing you can be waiting for is to sell your current home or prices to go back up. If you do not have a house to sell and you are a buyer you have better get going. Think about it!
